History

Bridge began as developer Jeff Brown’s bold idea to create something truly different in the City of Brotherly Love. Together with Kim Frank, Greg Hill, Gluck+ Architecture, and Jeffrey M. Brown, LLC, the team’s collaborative effort brought Bridge to life after years of planning. Bridge on Race opened in 2017 with 146 thoughtfully designed apartments and 4 commercial spaces anchored by local independent retailers and restaurants. With cutting-edge architecture, sustainable performance, and high-touch service, Bridge has been recognized with numerous awards and redefined what it means to live well in Old City. • High-performance building envelope protects the inside from extreme temperature swings, high-efficiency window glazing provides thermal insulation and sound attenuation.

• Over 8,000 sq ft of planted terraces and full size trees. Live plantings capture rainfall and dissipate heat from the building.

• 40% water use savings compared to new buildings just meeting code, saving approximately 2 million gallons of water every year.
• Storm water management system captures approximately 85% of the rainfall, using a 5,000-gallon cistern.
